Do I need to own land to build with DH SmartBuild?

Not necessarily. We build on land you already own, and we can also help you evaluate or find the right lot in the Hill Country.

What does DH SmartBuild cost up front?

Nothing. Your design package is included in the home price we quote. You pay nothing until you decide to build, sign your build agreement, and place your deposit.

How long does the design take?

Seven days. You’ll have a design for your land, a photorealistic rendering, a fixed price, and a proposed move-in date.

Where do you build?

Leander, Lago Vista, Kerrville, Fredericksburg, and the surrounding Texas Hill Country.

How much do your homes cost?

Our custom homes start in the low $300,000s; final price depends on your plan, your land, and your selections. You’ll get a fixed price during DH SmartBuild.

What’s included in the price?

The selected floor plan and elevation. Land, site preparation, location-specific costs, and optional upgrades are quoted separately so there are no surprises.

What finishes come standard — and can I upgrade?

Every home begins with our standard finish package — quality materials chosen for long-term performance and value, like durable cabinetry, quartz countertops, and luxury vinyl plank flooring. From there, you’re welcome to upgrade any selection that speaks to you, and we’ll walk you through the options together.

Why does some square footage cost more than other square footage?

Not all square footage costs the same to build. Porch space is usually the most affordable to add, then garage space, then simple interior space like extending a room a foot or two. The most expensive areas are kitchens, baths, and anywhere with cabinets, countertops, plumbing, and detailed finish work. We’ll help you put your budget where it matters most to you.

What is a SmartBuild Set?

It’s how we keep everything clear. Your SmartBuild Set brings your drawings, specifications, selections, included features, and pricing together into one approved source of truth — so you, our team, and our vendors all build from the same page. Less confusion, fewer surprises.

Can I make changes after we start building?

Yes. A custom home is a big decision, and it’s natural to refine things along the way. Once your agreement is in place, changes are handled through a simple, written change-order process so the cost, timing, and scope are always clear. Bringing ideas up early gives us the best chance to fit them in smoothly.

How is my home engineered and inspected?

Every structural system — foundation, framing, roof, and walls — is engineered and sealed by a licensed Texas Professional Engineer for your specific site and wind zone, and built to the 2021 IRC. Your home is inspected by both an independent firm and the city, so the finished work is verified against the approved plans.

Is the home energy efficient?

Yes. We spray foam insulation under the roof deck, which brings the attic inside your home’s sealed, conditioned envelope instead of leaving it hot and vented — helping your home stay comfortable and efficient year-round.

What does the warranty process look like?

Your home is backed by an insured structural warranty. We also schedule warranty check-ins at 45 days and again at 11 months after move-in to take care of any non-emergency items, and you’ll have emergency contacts for plumbing, electrical, and HVAC from day one.

Are you licensed and insured?

Yes. We’re A+ rated with the BBB and back our homes with a StrucSure 1-2-10 insured warranty.

What if I don’t love the design?

We rework it. DH SmartBuild only continues when it’s a good fit for both of us.

Do you build barndominiums?

Yes — custom barndominiums are one of our specialties.
