What types of things do you Design & Build?

  • We specialize in designing & building new custom homes from the $300s and up.
  • We also design & build significant residential additions and renovations.
  • We enjoy light commercial work: We have designed and built offices, tenant improvements, clubhouses, practice facilities, restaurants, bars, churches, and more…
  • We have developed property for single-family residences, offices, and retail centers.  

We offer complimentary home-site evaluations.

  • Please provide us with the address, what you love about the home site, what you hope to build, and any other pertinent information you have
  • We will evaluate the home site at no cost to you:
    • We check for floodplain issues and other encumbrances
    • We determine what is needed to provide the home with water, sewer, and electricity.
    • We look at the site conditions to determine atypical building costs
    • We typically look at the jurisdictions, their process, and the associated fees encountered
    • We summarize our findings to estimate the time and cost of building on the home site.
    • We also offer a humble opinion from the Builder’s perspective regarding the suitability and value of what you hope to build.
  • This information will be provided as a courtesy. The information is deemed reliable, but it is not guaranteed.

Who is responsible for what?

    • We prefer to handle everything from design to warranty, which includes but is not limited to:
      • We design the structure and provide all necessary construction documents, engineering, and other professional services.
      • We provide all of our information to lenders promptly.
      • We handle all approvals with the local jurisdictions
      • We provide a decorator to assist you and manage the selection of products and finishes.
      • Access both temporary for construction and permanent drives, whether crushed granite, asphalt, concrete, etc.
      • Utilities (Off-site and On-site), whether the water comes from a local provider, well, or rain harvesting. The same goes for sewage, gas, and electricity.
      • We schedule and manage all aspects of the construction, including all labor and materials (from procurement to delivery to storage.)
      • We work diligently to keep the work site clean and safe.
      • We perform constant job walks to ensure quality and job site readiness.
      • We work with you, our team, and third-party inspectors to ensure we build the quality home you conceived well.
    • We hope that you will do the following:
      • Share your ideas and provide information to our team.
      • Make decisions and selections promptly.
      • Approve payment disbursements as agreed.

      • Work together
      • Communicate concisely and politely.
      • Be patient and kind.

Where do you Design & Build?

  • Most of our work is in Central Texas and the Hill Country corridor, especially the following counties: Bandera, Blanco, Burnet, Gillespie, Kendall, Kerr, Kimble, Llano, Travis, and Williamson.

How long does the process take?

  • There are a ton of factors but ideally:
  • Design Process – 4 to 6 weeks
  • From Contract to Commencement – 4 to 6 weeks
  • Building – 5 to 7 months
